Frequently Asked Questions
Why is there a 300-member limit?
RPM itself is designed to be a small and mighty community, and to STAY that way. There are plenty of large real estate communities out there, and there are plenty of great things about them. But it's very easy to lose closeness to each other within a community as it grows. So I've designed RPM from the beginning to max out at 300 members. That allows us to screen who comes in and add more value as a coach to fewer people. And as an existing member, you can keep your spot for as long as you'd like AND you keep your current price, even if I raise prices for new members.
What if I don't have much time?
All members of RPM are busy, myself included! RPM is designed to be a resource, not a task. You'll get the MOST out of it by investing your time in coaching calls, hot seats, and forum discussions. But if you simply use RPM as a place to get inspiration, bust through roadblocks, or get feedback on your properties and new deals, you're still going to get a LOT out of it. You don't have to dedicate hours per week to RPM... but I bet you'll choose to spend more time inside than you think!

Your membership includes the Learning Library: every course and training Coach Carson has built, reorganized into short, just-in-time lessons covering deal finding, deal analysis, creative financing, seller financing, rental systems, and more. Do I need to own a rental property to join?
Yes. Every RPM member owns at least one rental, and it's part of what makes the community valuable: every conversation is grounded in real properties and real numbers. If you haven't bought your first rental yet, start with Coach Carson's books and free trainings, and apply once you own your first one.
How fast will this work?
Real estate is a long game, and I won't pretend otherwise. Nobody inside RPM is promising you'll replace your paycheck in 12 months. What changes right away is the quality of your moves: good properties bought, bad ones sold, expenses reduced, systems built, and big decisions made with experienced eyes on your numbers instead of guesswork. Those moves compound. Members measure progress in net worth growing and hassle shrinking, year after year, until the rent checks cover the life they want. RPM cannot guarantee we'll make the game shorter, but we will help you stop losing years to the wrong moves.
What happens after I apply?
You'll book a short call with our team. It's not a hard-sell call; we'll ask about your portfolio and your goals, answer your questions, and tell you honestly whether RPM is a fit for where you are. If it is, you can join right on the call or take time to decide.
When can I join?
RPM opens to new members during enrollment windows a few times a year, and only as spots are available under the 300-member cap. If we're at capacity when you apply, you'll join the waitlist and hear from us the moment a spot opens.
What does it cost?
Membership is $3,000 for your first year, then $2,000 per year after that. Your renewal price is locked in for life, even when new-member pricing goes up.
